What’s Wrong With My Gate? Common Problems We Fix Daily

Your gate is beeping but not moving? Nine times out of ten thats a battery issue. The 12V battery in your motor box is probably dead or dying. We carry new batteries and can swap it out in 15 minutes. Sometimes its the charging board that went bad – we fix that to.

Gate opens but wont close? Or closes but wont open? Thats usually a limit switch problem. Could be oil leaked into the sensor (happens alot with older Centurion motors), or the magnetic sensor moved. We clean it up and reset the limits so your gate knows where to stop.

Remote control not working? Before you call us, try changing the battery in the remote first. Still not working? Then its either the remote itself (we can program a new one) or the reciever board in your motor. We test it and fix whatever’s broken.

Gate making grinding noises? Thats not good. Could be the gearbox needs oil, the motor bearings are worn, or that tooth rail is fitted wrong. Some guys will just pour grease on everything but that actually makes it worse. We do it properly – check the gearbox, replace worn parts, align the rail correctly.

Power but gate wont move? Check if the LED lights are on inside the motor box. No lights = power problem, check your DB board. Got lights but no movement? The motor might be seized, the clutch could be broken, or in hot Sandton weather (we hit 35 degrees easy in summer) the thermal cutout might of triggered. We diagnose it properly instead of just guessing.

Why Do Gates Break So Much in Sandton?

Honestly? Loadshedding killed alot of motors around here. Every time the power goes off and on it puts strain on the circuit boards. We’ve replaced more charging units and control boards in the last two years than the previous five combined.

The other thing is Sandton has alot of big heavy designer gates. Like those fancy double swing gates in Dainfern or the massive sliders at estates near Fourways. People install a domestic motor on a gate that needs an industrial one. Then they wonder why it breaks after six months.

Weather plays a part to. Our summer storms are hectic – lightning strikes fry circuit boards, heavy rain gets into motor boxes that werent sealed properly, and the heat makes motors overheat if they’re working to hard.

Plus, and dont take this the wrong way, but alot of people never service their gates. You service your car every year right? Your gate motor also needs maintenance. Oil changes, checking the rollers, tightening bolts, cleaning sensors. We offer service contracts where we come out twice a year and keep everything running smooth.

Areas We Cover Around Sandton

We’re all over Sandton and the areas around it. Our guys know Rivonia Road like the back of their hand (that traffic jam near Sandton City? We sit in it every day). Here’s where we work most:

Morningside, Sandhurst, Hyde Park, Illovo, Inanda, Bryanston (old and new), Lonehill, Paulshof, Sunninghill, Woodmead, Buccleuch, Petervale, Beverley, Hurlingham, Rivonia, Edenburg, Wendywood, Marlboro, Gallo Manor, Kelvin, Strathavon, Atholl, Benmore, Sandton CBD near Nelson Mandela Square.

Also Fourways, Broadacres, Dainfern, Cedar Lakes, Chartwell, Witkoppen. Pretty much if your in the greater Sandton municipal area we’ll come to you.

What Brands Do You Work On?

All of them basically. But these are the ones we see most around Sandton:

Centurion Motors – This is the most popular brand in South Africa. We fix the D5 Evo (probably the most common one), the D10 heavy duty range, the Vector, the Vantage swing gate motors. Even the old D3 models that they dont make anymore – we can still repair them but usually recommend upgrading because parts are getting hard to find.

Gemini Motors – Good budget option. The DC Slider and DC Swing are reliable. We stock parts for these and can fix them quick.

ET Motors – Another local brand. The Drive 1000 and the R series. Good motors when installed correctly.

Hansa – Dont see these as much anymore but we still work on them.

Nice Motors – Italian brand, good quality. The Robus 250 and 500 models.

We also work on Speedo, Run, Tub, BFT motors, basically if its a gate motor we can fix it.

New Installations – Is Your Motor Wrong For Your Gate?

Sometimes the problem isnt that your motor broke, its that you got the wrong motor from the start. We’ve seen domestic motors struggling to move 200kg gates in complexes that open 50 times a day. Thats like using a golf cart to tow a trailer.

If you need a new installation we’ll actually measure your gate, count how many times it opens per day, check the weight. Then we recommend the right motor. For a normal house with a standard gate? A Centurion D5 or Gemini DC is perfect. For a complex or business? Your looking at a D10 or industrial motor.

Full installation includes running the power cable underground (we dont do those ugly cables hanging over your wall), mounting the motor on a proper concrete base, fitting the rack rail so it meshes correctly with the motor pinion, installing photo beams for safety, programming remotes, setting up battery backup.

Battery backup is almost a must-have now with loadshedding. Your gate works during power cuts. We install proper backup systems that can run your gate 20-30 times even when Eskom is off.

How Much Does Gate Repair Cost in Sandton?

Thats the first question everyone asks right? Honest answer – it depends what’s broken.

Call out fee is reasonable, then we check whats wrong. Simple stuff like changing a battery or programming a remote? Not expensive, we’re done in 30 minutes. Replacing a circuit board or gearbox? Bit more. New motor installation? We give you a proper quote.

We dont do that thing where we quote low then add a hundred extra charges. You’ll know the price before we start the work.

Why Choose Custom Gates for Your Sandton Gate Repairs?

Here’s the thing – anyone can say they fix gates. But we’ve been doing this around Sandton long enough that we know the area. We know the security estates have certain requirements. We know which complexes have difficult gate systems. We know that in Dainfern the booms need to integrate with access control.

Our technicians aren’t rookies. They’ve seen every problem you can imagine. Gate hanging crooked? Fixed it hundred times. Motor running backwards? We know the tricks. Rats chewed through your wiring (happens more than you’d think near the Jukskei River areas)? We’ve dealt with it.

We also dont try to sell you stuff you dont need. If your motor just needs a service we’ll tell you that instead of saying you need a whole new motor. But if your motor really is finished and repairs will cost more than a new one, we’ll be straight with you about that to.

Plus we answer our phones. You call those big companies and get a call center. You call us? You talk to someone who actually knows about gates and can help you right away.

Emergency Gate Repairs – We Come Out 24/7

Gates dont pick convenient times to break. They break at 11pm when your coming home from dinner at The Grillhouse. They break Sunday morning when your trying to get to church. They break during loadshedding when you cant even see what your doing.

We offer emergency callouts. Yes its a bit more expensive than normal hours (our guys also want to sleep), but when you need your gate fixed urgently we’ll come out. Stuck outside your house in Sandton at night? That’s not safe. Call us on +27 66 533 5883 or +27 78 794 9993 and we’ll get someone to you.

What About Intercom and Access Control Systems?

We do those to. Video intercoms, audio intercoms, keypads, card readers, biometric systems. Alot of times the gate motor works fine but the intercom is broken so visitors cant buzz you. Or the keypad died and now you cant punch in your code.

If you got a complex in Sunninghill or a office park in Woodmead with multiple access points, we can install and maintain the whole system. Gate motor, boom gate, pedestrian gates, intercoms, everything integrated.

Gate Automation and Upgrades

Got a manual gate your tired of opening yourself? We can automate it. Install a motor, remotes, photo beams, the works. Your gate becomes automatic.

Already got a automated gate but want to upgrade? We can add things like:

  • Battery backup for loadshedding
  • App control (open your gate from your phone)
  • Integration with your alarm system
  • Photo beams and safety edges
  • Anti-lift alarms (stops people lifting your gate off the track)
  • GSM dialers (call to open your gate)

Maintenance Plans – Stop Problems Before They Start

Prevention is cheaper than repair. We offer maintenance contracts where we service your gate twice a year. Check the motor, change oil, test all the safety features, tighten everything, clean the track, lubricate rollers.

Most breakdowns we see could of been prevented with basic maintenance. The motor overheated because it was working to hard because the rollers were seized because nobody ever greased them. Or the circuit board fried because there was no surge protection and we get lightning storms here every summer.

Regular service = less breakdowns = less expensive emergency repairs. Simple math.

How Long Does a Gate Motor Last?

Depends how you treat it and what motor you got. A properly installed and maintained domestic motor should last 7-10 years easy. Industrial motors even longer.

But if you install the wrong motor, never service it, let it run in the rain with no cover, dont fix small problems till they become big problems? Your looking at 3-5 years max.

We’ve repaired Centurion D5 motors that are 12 years old and still going strong because the owner services them. We’ve also seen brand new motors die in 18 months because they were installed wrong.

Can I Fix My Gate Motor Myself?

Some things yes, some things no. Changing the battery? Sure. Replacing a remote? Easy. But messing with the circuit board or gearbox when you dont know what your doing? Thats how you turn a small problem into a expensive one.

Also if your motor is still under warranty and you open it up yourself, you void the warranty. Then when something else breaks the manufacturer wont cover it.

For safety stuff like photo beams and auto-reverse (so the gate doesnt crush someone), those need to be set up properly. Its not worth the risk of someone getting hurt to save a few hundred rand on a service call.

What If My Gate Is Really Old?

If you got one of those ancient motors from 15-20 years ago, sometimes repair doesnt make sense anymore. Parts are hard to find, the technology is outdated, and your spending money on a motor thats gonna break again soon.

We’ll be honest with you. If your motor can be repaired economically we’ll fix it. If its going to cost you almost as much as a new motor, we’ll tell you to rather replace it. New motors are more reliable, more efficient, have better safety features, and come with warranties.

Things You Should Never Do to Your Gate

Don’t force it. If your gate wont open, don’t try to muscle it or tie a rope to your bakkie and pull it. You’ll bend the rail, damage the motor, or hurt yourself.

Don’t use grease. We said this already but its worth repeating – gate motors don’t need grease. If things are stiff or squeaking, that’s a sign something is wrong that grease wont fix.

Don’t ignore weird sounds. If your gate starts making new noises – grinding, banging, screeching – call someone. Small problems become big expensive problems real fast.

Don’t let unqualified people mess with it. Your gardener’s cousin who “knows about gates” probably doesn’t. Let certified technicians work on it.
