Common Gate Problems We Fix Every Day in Lanseria

Your gate motor making weird beeping sounds? That’s usually the battery or a power surge issue. Lanseria gets hectic thunderstorms in summer – September through March – and lightning damage is the number one reason people call us. The highveld weather doesn’t mess around, and neither do we.

Problems we sort out fast:

  • Gate won’t close properly or stops halfway
  • Remote control stopped working suddenly
  • Motor runs but gate doesn’t move
  • Beeping noises coming from the motor box
  • Gate opens but won’t close (or the other way around)
  • Lightning damage after storms
  • Batteries that keep dying
  • Twisted or bent gate panels
  • Broken hinges or wheels
  • Intercom systems not working

That clicking sound your gate makes? Nine times out of ten it’s the gearbox. We carry gearboxes for Centurion, Gemini, Hansa, and ET motors in our van. No waiting three days for parts to arrive from Johannesburg. We fix it today.

Why Lanseria Properties Need Regular Gate Maintenance

Lanseria sits at about 1,500 meters above sea level, right on the edge of the Magaliesberg. The weather here is different than down in Sandton or Midrand. We get:

  • Colder winters with frost some mornings
  • Hot, dry winds in September and October
  • Heavy summer rain that floods low areas
  • Dust from the farms and building sites nearby
  • Temperature swings of 15-20 degrees some days

All this stuff wears out your gate motor faster. The dust gets into the motor housing. The cold makes plastic parts brittle. The heat expands metal components. We recommend a service every 6 months for Lanseria homes.

Areas We Cover Around Lanseria

We service all the estates and areas around Lanseria Airport. Our guys know these roads like the back of their hand:

Main coverage areas:

  • Lanseria town and CBD
  • Chartwell and Chartwell Estate
  • Diepsloot and extensions
  • Cosmo City
  • Honeydew and Honeydew Ridge
  • Northriding and Northgate
  • Randpark Ridge
  • Mogale City suburbs
  • Weltevredenpark area
  • Ruimsig and Featherbrooke Estate

We also cover the business parks along Malibongwe Drive and the industrial areas near Peter Road. If you’re between the R512 and R114, we’re coming to you same day.

Gate Motor Brands We Work On Daily

Some repair companies only know one or two brands. That doesn’t help you at 7pm on a Saturday when your Hansa motor dies. We’re trained and certified on ALL the major brands sold in South Africa:

Centurion Gate Motors – These are everywhere in Lanseria. The D5 Evo and D10 are super reliable, but when the circuit board goes, you need the right replacement. We stock them.

Gemini Motors – Popular in the estates around here. The DC Slider is common at Chartwell Estate. Battery issues are the main problem we see.

Hansa Motors – Lots of older properties have these. Parts are harder to find now, but we keep stock specifically for Lanseria customers.

ET/Nice Motors – Common in townhouse complexes. The remotes stop working alot. We can code new ones on the spot.

LiftMaster – Some of the newer estates use these. We’ve got the diagnostic tools.

Came Motors – Not as common, but we see them in Featherbrooke sometimes.

Don’t know what brand you have? No stress. Send us a photo on WhatsApp and we’ll tell you what it is and what’s probably wrong.

What’s Actually Breaking Your Gate (Real Talk)

After 14 years fixing gates in this area, we see the same problems over and over. Here’s what actually goes wrong:

Batteries – They last about 2-3 years in Lanseria’s climate. Sometimes less if you get alot of power cuts. When Eskom does loadshedding (which thankfully isn’t as bad as 2023), your battery works harder. Signs it’s dying: gate getting slower, beeping sounds, won’t work during power cuts.

Circuit Boards – Lightning is the killer. One good strike near your property and the board is toast. Sometimes it’s just age – components fail after 5-7 years. We see this ALOT after big storms roll through from the Magaliesberg.

Gearboxes – These wear out from use. If you’ve got a heavy gate or use it 20+ times a day, the gears strip. Metal on metal, eventually something gives. Makes a grinding or clicking noise.

Remote Controls – They fall in water, kids lose them, batteries die, signals get weak. Simple fix usually. We can code new remotes for almost any system.

Photocells – The safety eyes get dirty or knocked out of alignment. Your gate thinks something is in the way and won’t close. Common in dusty areas near building sites.

Physical Damage – Gates get hit by cars (happens more than you’d think), bent by wind, or just rust through after years. We do panel repairs and replacements.

Same Day Service – How It Actually Works

When you call us in the morning, we usually get to you before lunch. Afternoon calls get handled before dark. Emergency after hours? We’ve got two guys on call rotation who live in Honeydew and Northriding.

Here’s the real process:

  1. You call or WhatsApp us
  2. We ask a few quick questions (What’s it doing? What brand? Where are you?)
  3. We give you a time estimate (usually 45 mins to 2 hours)
  4. Tech calls you 10 minutes before arriving
  5. He diagnoses the problem and explains it in plain English
  6. Gives you the price before starting work
  7. Fixes it on the spot if we’ve got parts (90% of the time we do)
  8. Tests everything before leaving
  9. Gives you a invoice and warranty card

Call-out fee is R450 for Lanseria and surrounding areas. That’s just to come look. If you go ahead with the repair, it comes off the total price. Most repairs are between R1,200 and R4,500 depending what’s broken.

Why Lanseria Customers Keep Using Us

We don’t have a fancy office in Sandton. We’re not a big national company with call centers. We’re a local business run by people who actually live in this area.

Mike, our owner, stays in Chartwell. His kids went to Curro Lanseria and now they’re at Crawford Lonehill. He coaches rugby on Saturdays at Northriding. You’ll probably see our vans at Engen on Malibongwe Drive – that’s where the guys fuel up.

We service gates at Lanseria International School, some of the lodges near the airport, and half the houses in Featherbrooke Estate. Not because we’re the cheapest (we’re not), but because we actually show up when we say we will and we fix things properly the first time.

What makes us different:

  • We live and work in this community
  • No subcontractors – only our own trained staff
  • Parts in stock, not ordered from somewhere else
  • Same day service, actually same day
  • We answer our phones (try us right now)
  • Fair pricing with no hidden fees
  • 6 month warranty on parts and labor
  • We’ll explain what’s wrong in normal language

Seasonal Issues in the Lanseria Area

Summer (October to March) – This is storm season. We get super busy after big electrical storms. Lightning fries circuit boards. Heavy rain floods gate motors installed too low. Wind bends panels. Keep our number handy from November onwards.

The afternoon storms roll in fast here. If you see dark clouds building over the Magaliesberg, unplug your gate motor. Seriously. A R300 surge protector can save you a R3,500 circuit board replacement.

Winter (April to September) – Frost and cold affect battery performance. If your gate is slow to respond on cold mornings, the battery might be weak. We do alot of battery replacements in July and August.

Dry conditions mean more dust. If you’re near Peter Road or the industrial areas, dust clogs up motors. A simple clean and oil service helps.

Loadshedding Periods – Your battery gets hammered during extended loadshedding. If Eskom brings back Stage 4 or higher for weeks, expect your battery to die sooner. Keep our number saved.

Gate Safety Tips From People Who Fix Them Daily

Gates can be dangerous if they’re not working right. We’ve seen some scary near-misses over the years. A few things to watch for:

  • Test your safety sensors monthly – put something in the gate path and make sure it stops
  • Don’t let kids play near automatic gates ever
  • If your gate closes too fast or too hard, call someone
  • Weird noises mean something’s wrong – don’t ignore them
  • Never try to force a stuck gate open with your car
  • Keep remote controls away from small children

One lady in Northriding nearly got trapped because her photocells failed and she didn’t know. The gate closed on her car. Luckily just panel damage, but it could’ve been bad.

Questions People Ask Us All The Time

“How long do gate motors last?” – About 10-15 years if you maintain them. We’ve seen 20 year old motors still running, but that’s rare. Most need major work or replacement around year 12.

“Can you fix my gate if I don’t know the brand?” – Yes, definitely. We’ll figure it out when we get there.

“Do you work on Sundays?” – For emergencies, yes. Regular service calls we try to schedule for weekdays.

“Why does my gate work sometimes but not others?” – Usually power supply issues, dying battery, or loose connections. Needs proper diagnosis.

“Can I just replace the remote?” – Sometimes yes, sometimes no. Depends on how old your system is and if we can get compatible remotes.

Serving Lanseria’s Growing Community

Lanseria has grown like crazy the last 10 years. When we started, Cosmo City was brand new and Chartwell Estate was half empty. Now there’s houses and complexes everywhere.

The area between Malibongwe Drive and the R512 is full of new developments. Featherbrooke Estate doubled in size. More retirement villages going up near Northriding. Every new house needs a gate, and every gate eventually needs repairs.

We’ve grown with the community. Started with one van and Mike doing most of the work himself. Now we’ve got four vehicles on the road and six technicians. But we still operate the same way – answer the phone, show up on time, fix it right.

Industrial and Commercial Gate Services

We don’t just do residential. Lots of business parks and warehouses in the Lanseria industrial areas use us for their security gates.

  • Sliding gates for warehouses
  • Swing gates for office parks
  • Boom gates for parking areas
  • High-speed gates for busy entrances
  • Access control systems
  • Intercom repairs and upgrades

The logistics companies near Lanseria Airport need reliable gates. Downtime costs them money. We get that. Commercial clients get priority scheduling and we can do after-hours installs so we don’t disrupt business.
